Is a lease assignment the same as a sublet?+

No. An assignment transfers the rest of your lease to a new tenant. A sublet is temporary, and you usually remain responsible for the lease. Both generally require the landlord’s written consent.

Can you guarantee landlord approval?+

No. The landlord decides. I can improve the odds by spotting red flags early, making sure the replacement tenant fits the building’s standards, and keeping the file moving.

Should I contact my landlord first?+

Yes. Get the building’s current process before you promise anyone a date or price. If you are not sure what to ask, send me what you have.

How do you work with landlords and management?+

I’ve worked through many different management systems and have direct contacts at some buildings, including TFC. That helps me get clear answers and raise issues with the person handling the file. Management still makes the final decision.

Do you provide ongoing leasing help for owners?+

Yes. I help owners with one-off vacancies, repeat turnovers, and ongoing leasing.

What does it cost?+

The first review is free. If I can help, we’ll agree on a fee before I market the apartment. It depends on the apartment, the timing, and the work involved. Landlord application, assignment, and move fees are separate.
