NYC sublet broker · Mid-term tenant search
I’ll find and screen a mid-term tenant for your NYC apartment.
Most buildings will tell you whether a sublet is allowed and what paperwork they need. They generally will not help you find the person who will live there. I market the apartment, speak with applicants, and help you choose someone who is ready for management review. Most of the stays I work on run four to seven months.

What the building does not do
Once subletting is allowed, someone still has to find the tenant.
Most management offices stop at the application. They do not write the listing, answer inquiries, arrange showings, or help you compare the people who respond. I take care of that work and keep the proposed stay within the terms the building will review.
We start with terms that make sense.
We settle the dates, rent, furnishings, utilities, and known building requirements before the apartment is advertised.
Review my apartmentI market to people who need a mid-term home.
The listing is written around the actual term and placed in front of renters whose timing fits. I answer the inquiries and arrange the showings.
Find mid-term tenantsWe review applicants before involving management.
I check the timing, financial readiness, responsiveness, and application documents of the people who appear to be a serious fit. You decide who should move forward.
Screen my candidatesWhat management will need from you
The building still makes the final approval decision.
Even when management is open to a sublet, it may require a formal request, financial documents, a proposed agreement, or other information about the applicant. I confirm what is known before marketing and prepare the selected candidate for the building’s process.

NYC sublet questions
Questions that usually come up before I start marketing
Will my building find or screen the subtenant for me?+
Usually not. Management may tell you whether a sublet is allowed, give you an application, and make the final decision. The search itself is generally left to you. I handle the listing, inquiries, showings, and applicant review.
How do you find a subtenant in NYC?+
I market the apartment around its actual dates, rent, furnishings, and building requirements. I then speak with the people who respond, arrange access, and bring you the applicants whose timing and finances appear to fit.
What do you review before I choose a candidate?+
I look at the proposed dates, intended occupancy, financial information, responsiveness, and the documents the building is likely to request. The scope depends on the property and the information each applicant authorizes us to review. Management still conducts its own review.
Why do you focus on four-to-seven-month stays?+
That range suits people who need a real home in New York but do not need a full-year lease. For the apartment, one longer stay is easier to manage than repeated short bookings and usually involves fewer move-ins, cleanings, and key handoffs.
Do I need my landlord’s permission to sublet in NYC?+
Usually, yes. The exact process depends on the building, your lease, and whether the apartment is regulated. I can help you identify what management is asking for, but a New York landlord-tenant attorney should answer legal questions about your rights or obligations.
How long does it take to find a subtenant?+
It depends on the rent, apartment, dates, season, furnishings, and approval process. After I review the details, I will tell you candidly how the apartment is likely to compete. I cannot guarantee a placement date or management approval.
Do you handle sublets shorter than 30 days?+
My focus is mid-term housing, usually four to seven months. New York City has separate restrictions for stays shorter than 30 consecutive days, so I do not position this service as short-term hosting.
What does your sublet service cost?+
The first review is free. If I can help, we will agree on my fee in writing before I begin marketing. Any application, move, or processing fees charged by the building are separate.
