The short answer
If you need to leave a Related Rentals apartment before the lease ends, contact the management team for the specific building and ask which written route it will consider: assignment, a replacement renter signing a new lease, temporary sublet, internal move, or negotiated surrender. Related publishes a large NYC portfolio but not a universal public lease-exit policy. Do not market fixed terms or hand over possession until the building confirms the structure, approved rent, dates, application, charges, and release.
This guide combines Related's current public portfolio and contact information with New York law and practical lease-exit workflow. It does not invent a company-wide fee, income rule, approval promise, or timeline that Related has not published.
Evidence check
Related's public site identifies the buildings—not one universal exit policy.
| Publicly documented | Confirm for your apartment |
|---|---|
| A large NYC portfolio with property-specific leasing and contact teams | Whether management will use assignment, new lease, sublet, internal transfer, or surrender |
| Building and neighborhood inventory across Manhattan and Roosevelt Island | Approved rent, remaining term, renewal, concessions, and apartment-program rules |
| Official contact routing by property | Applicant criteria, charges, deposit treatment, timeline, and release date |
Related also publishes affordable-housing application resources, but those do not establish the process for a market-rate tenant assigning or ending an existing lease. Identify the apartment's program before using any eligibility material.
Step 1 · Ask the building team
Start with the lease, resident portal, and property-specific management contact.
Send one written request identifying the address, apartment, leaseholders, lease end date, reason for leaving, target move date, and whether everyone is vacating. If a roommate will stay, say so immediately; a partial leaseholder change can be treated differently from a full-apartment replacement.
A concise opening request
“I need to leave apartment [number and address] around [date], before the lease ends on [date]. [All leaseholders / only one leaseholder] will be leaving. Please confirm the available assignment, replacement-lease, sublet, internal-transfer, or surrender routes and send the current rent, term, applicant criteria, fees, documents, and release requirements.”
The Related Rentals contact page routes inquiries by property. Current residents should use the building's established resident or management channel first so the request reaches the team that controls the lease.
Choose the right route
Assignment, replacement lease, internal move, sublet, and surrender solve different problems.
| Route | Best fit | Incoming renter | Departing tenant |
|---|---|---|---|
| Lease assignment | Permanent exit | Takes the remaining lease interest if approved | Released only as the assignment states |
| Replacement lease | Related prefers a fresh tenancy | Signs a new lease on management's terms | Old lease ends only through signed documents |
| Internal move | You want another Related apartment | No outside replacement is necessarily involved | Old and new obligations must both be resolved |
| Sublet | Temporary absence with intent to return | Occupies temporarily with consent | Remains the prime tenant and liable |
| Negotiated surrender | Direct early exit | No replacement necessarily supplied by you | Released only under the signed surrender |
Permanent exit
Get the approved transaction before you advertise a Related lease takeover.
A useful approval letter or email should identify the permitted structure, rent, remaining or new term, earliest start date, renewal treatment, applicant rules, fees, application link, security process, and the event that releases the outgoing tenant. A “lease takeover” listing cannot answer those questions by itself.
Confirm the deal
Do not guess the rent, term, concession, fee, or renewal.
Find one file-ready renter
Pre-screen against the actual building criteria and timing.
Close the release
Match approval, signing, money, possession, and the effective date.
Assignment law has a limit. Real Property Law § 226-b requires written owner consent. If consent is reasonably withheld, there is no assignment or release. If it is unreasonably withheld, the statute describes a potential release remedy rather than a right to force the transfer. Seek legal advice before relying on that remedy.
A concrete but limited example: a 2025 LeaseBreak listing for The Westport described the transaction as a Related Rentals lease assignment and said a new one-year lease might also be available. It shows that an assignment and a replacement lease can be distinct options at one building; it is a third-party, now-inactive listing—not a current Related policy.
Temporary absence
A Related sublet should follow both the lease and New York's written procedure.
For qualifying apartments in buildings with four or more residential units, § 226-b describes a certified-mail request containing the proposed term, subtenant identity and addresses, reason, tenant's temporary address, required co-tenant or guarantor consents, proposed sublease, and a lease copy if available. The owner can request additional information within ten days and generally must respond within thirty days after the request or requested additional information is mailed.
A sublet does not normally release you. The prime tenant remains responsible for rent and lease compliance. Rent-stabilized, affordable, subsidized, and other regulated apartments may have additional restrictions.
Applicant preparation
Use the building's current package, not a generic 40× promise.
No universal public Related market-rate income, guarantor, document, or application-fee policy surfaced in this review. The safest early-screening folder contains the records most large NYC landlords commonly request, but it must be replaced by the building's actual checklist.
- Identity: government photo ID for every applicant and adult occupant.
- Income: employment letter or offer, recent paystubs, and tax or business records where applicable.
- Assets: complete recent bank or investment statements if requested.
- Rental history: landlord reference, current lease, and payment history where requested.
- Guarantor or policy: complete personal or institutional guaranty records only if Related confirms acceptance.
Money and release
Ask for one written ledger of every cost and credit.
- Management charges: application, administrative, legal, assignment, or surrender fees.
- Lease economics: rent proration, concession repayment, rent difference, and unpaid balances.
- Security: outgoing deposit accounting and the incoming tenant's required funds.
- Building logistics: insurance, elevator, move, access, amenity, storage, and key charges.
- Brokerage: any fee under a separate written marketing agreement.
No universal public Related lease-exit fee surfaced. A charge reported online for another building or tenant is not reliable enough to quote as the policy for your apartment.
Approval and handoff
Approval is not release, and signing is not possession.
Confirm three separate events: management approves the applicant and every condition; all required parties sign and funds clear; and the final documents state when the outgoing tenant's obligations end. Then coordinate apartment condition, cleaning, repairs, furniture, keys, insurance, elevator access, and the approved move date.
If no agreement is reached
The duty to mitigate damages is a backstop, not a planned release.
Under Real Property Law § 227-e, a residential landlord generally must take good-faith, reasonable, and customary steps to re-rent after a tenant vacates in violation of the lease. The duty can reduce damages once a new tenancy begins, but it does not pre-approve the move or eliminate disputes about notice, rent, fees, condition, or the re-rental effort.
Before treating an ordinary breach as the only path, check whether a separate protected termination right or defense applies—for example, certain military, domestic-violence, senior or disability moves, or serious habitability conditions. These routes are fact specific; start with the protected-exits section of the NYC guide and obtain legal advice when needed.
Avoidable delays
Five mistakes that weaken a Related lease-exit file.
- 1
Assuming every Related building uses one policy
Property teams, ownership entities, apartment programs, and leases can differ.
- 2
Calling a partial roommate change a full takeover
State clearly who stays, who leaves, and who guarantees the lease.
- 3
Advertising guessed rent or renewal terms
The replacement may receive different pricing or a new lease.
- 4
Using generic qualification rules
Obtain the building's actual criteria before selecting a candidate.
- 5
Moving before the release is effective
Approval alone does not settle liability, money, condition, or possession.
Process overview
A Related lease exit moves through six documented stages.
- 1
Review the lease
Identify assignment, sublet, notice, concession, default, and surrender provisions.
- 2
Request the route
Ask the property team for current written terms and the correct application path.
- 3
Market the approved deal
Use only the confirmed rent, dates, structure, condition, and qualification rules.
- 4
Submit one complete file
Resolve applicant, occupant, guarantor, pet, document, and timing issues.
- 5
Sign and settle
Complete documents, funds, security, proration, fees, and release conditions.
- 6
Document the handoff
Confirm condition, cleaning, keys, access, possessions, and move logistics.
Relevant NYC experience
Related's scale makes building-specific confirmation essential.
My NYC listing history includes Related-managed Roosevelt Island apartments, including 480 Main Street. That experience is useful for marketing and coordination, but a listing record is not proof that every file closed or that every Related property uses the same approval policy. I still start with the current instructions for the exact lease and building.

What I help with
The goal is a marketable deal, one qualified applicant, and a documented release.
Clarify the route
I organize the lease and questions management must answer.
Position the apartment
I market only the confirmed rent, dates, condition, and terms.
Coordinate the finish
I align the applicant, documents, approval, money, release, and move.
Frequently asked questions
Related Rentals lease-break, assignment, and sublet questions.
Can I break a Related Rentals lease early?
Possibly, but no universal public Related Rentals early-termination fee or automatic release policy surfaced in the research for this guide. Ask the management team for your building whether it will consider a lease assignment, a replacement renter signing a new lease, an approved sublet, an internal move, or a negotiated surrender. Your lease and Related’s current written response control the transaction.
Does Related Rentals allow lease assignments?
No public company-wide assignment policy surfaced. New York law requires written owner consent to an assignment, and Related may use different procedures across buildings or apartment programs. Get the approved structure, rent, term, applicant package, charges, and release conditions in writing before advertising a takeover.
Is a Related lease takeover the same as an assignment?
“Lease takeover” is the common search and listing phrase. A lease assignment is a specific legal transfer of the remaining lease interest to an approved incoming tenant. Related may instead terminate the existing lease and issue a new lease, so the management documents—not the listing label—determine the structure and release.
Can I sublet a Related Rentals apartment?
Ask Related for written consent and follow the lease and New York Real Property Law § 226-b. For qualifying apartments in buildings with four or more residential units, the statute provides a detailed request procedure and says consent may not be unreasonably withheld. The prime tenant normally remains responsible for rent and lease compliance during an approved sublet.
What income does a Related replacement applicant need?
No universal public Related market-rate income or guarantor multiple surfaced in the reviewed sources. Do not import a generic NYC 40× rule or affordable-housing eligibility standard into the file. Ask the building team for the current assignment or replacement-lease criteria and application link before pre-screening candidates.
What documents should a Related replacement applicant prepare?
Until the building sends its current checklist, prepare government photo ID, recent employment and income records, recent bank statements, rental-history information, and complete guarantor records if applicable. Affordable, rent-stabilized, student, self-employed, international, or subsidized files may follow different requirements.
How much is the Related Rentals lease-break or assignment fee?
No universal public Related lease-break, assignment, surrender, or administrative fee surfaced in this review. Ask for every charge in writing, including any application, legal, administrative, concession-repayment, move, building, broker, or rent-difference amount. Do not rely on a fee reported for another Related building or tenant.
How long does a Related lease assignment take?
No public company-wide timeline surfaced. The full process can include route approval, rent and term confirmation, marketing, applicant screening, missing-document review, signatures, funds, insurance, elevator scheduling, and the final handoff. A fast applicant decision is not the same as a completed release.
Can I transfer from one Related building to another?
Related operates many NYC rental buildings, but no universal public internal-transfer program surfaced in this research. Ask both building teams whether an internal move is available and whether it changes notice, fees, concessions, qualification, security, or liability under the existing lease. Do not assume signing a new Related lease automatically cancels the old one.
Am I released when Related approves the replacement?
Not necessarily. Applicant approval, lease or assignment signing, and release of the departing tenant are separate checkpoints. Keep paying and performing the existing lease until the final signed documents state the effective date and resolve rent, security, possession, apartment condition, and any open conditions.
What happens to the security deposit?
No universal public Related deposit-transfer procedure surfaced. Ask whether management returns the departing tenant’s deposit and collects a new one, applies a credit, or uses another documented method. Avoid a private tenant-to-tenant deposit transfer unless it matches the final management documents and condition accounting.
What if my Related apartment is rent stabilized or affordable?
Do not assume a market-rate replacement process applies. Rent-stabilized and affordable apartments can have additional eligibility, rent, succession, assignment, sublet, and primary-residence rules. Ask management to identify the apartment program and obtain legal advice before marketing or promising the unit.
What if I vacate without a signed agreement?
You may remain responsible for rent and other lease obligations. New York Real Property Law § 227-e generally requires a residential landlord to take reasonable and customary steps to re-rent after a tenant vacates in violation of the lease, but mitigation is not advance permission to leave and does not guarantee a release on your preferred date.
Has Related Rentals processed lease takeovers before?
At least one 2025 third-party listing for The Westport described a Related Rentals lease assignment and said a new one-year lease might also be available. That is useful evidence that more than one structure can be considered at a specific building, but it is not current company policy or a promise for another apartment. Ask your building team which transaction it will approve now.
What should I put in my first Related Rentals lease-break request?
Identify the building, apartment, every leaseholder, lease end date, target move date, reason for leaving, and whether everyone or only one roommate is leaving. Ask Related to itemize every available route, the approved rent and term, applicant criteria, application link, fees, deposit treatment, timing, and the document and date that release you.
