The short answer
Rockrose publishes unusually useful exit evidence: its 2026 fee guide lists cancellation up to three months' rent and confirms that assignment fees may apply. Its leasing guide publishes a 45× applicant rule, 75× tri-state guarantor rule, $20 screening, documents, and RentCafe workflow. Ask the building team which route is available and get the exact economics and release before advertising.
These are published portfolio guides, not a pre-approved exit. Building-specific terms, the executed lease, apartment status, and current written instructions control.
Evidence check
Rockrose publishes the screening framework and possible fee categories—not one automatic release.
| Published evidence | What it supports | What still needs confirmation |
|---|---|---|
| 2026 leasing guide | 45× income, 75× guarantor, documents, online application | Whether identical rules apply to this transfer |
| 2026 fee guide | Cancellation and assignment fee categories exist | Available route and exact apartment-specific amount |
| Landlord-verified 2026 Linc LIC assignment | Rockrose has processed building-approved assignments | Current rent, term, renewal, fee, and release elsewhere |
Rockrose portfolio
Use the portfolio guide as a starting point, then confirm the building and lease entity.
Rockrose's official residential portfolio includes Linc LIC, Hayden, Eagle Lofts, The Cove, 47-05 Center Boulevard, 200 Water Street, Tribeca Pointe, and The Everly, among other properties. That entity coverage matters for searches, but it does not make the exit terms interchangeable: apartment status, ownership entity, lease form, concessions, and current building instructions may differ.
Practical rule: use the 2026 Rockrose guides to frame the request, but use the lease and the building team's written response to price and close the actual transaction.
Step 1 · Obtain the offer
Ask for assignment and cancellation terms side by side.
Use the resident portal or leasing office for the building. Identify the apartment, every leaseholder, lease end date, target move date, household change, apartment condition, and reason for leaving. Ask for a response that can be used to market and close the approved route.
Opening request
“I need to leave apartment [number and building] around [date], before the lease ends on [date]. Please provide the available assignment, cancellation, replacement-lease, sublet, and surrender terms, including rent, term, renewal, RentCafe application, qualification, every fee, security, marketing permission, timing, move requirements, and the document that releases me.”
Compare the routes
A three-month cancellation cap and a replacement applicant solve different problems.
| Route | Incoming renter | Departing tenant |
|---|---|---|
| Assignment | Assumes remaining term if approved | Released only under the signed instrument |
| Replacement lease | Signs a new Rockrose lease | Old lease ends only through signed termination |
| Cancellation | No candidate necessarily required | Pays agreed amount and satisfies conditions |
| Sublet | Temporary subtenant | Remains prime tenant and normally liable |
| Surrender | May be unnecessary | Released under negotiated settlement |
Applicant qualification
Use the published 45× and 75× rules to screen realistic candidates.
| Monthly rent | 45× applicant income | 75× guarantor income |
|---|---|---|
| $4,000 | $180,000 | $300,000 |
| $5,500 | $247,500 | $412,500 |
| $7,000 | $315,000 | $525,000 |
Rockrose says applicant income may be combined, guarantors must be from the tri-state area, and TheGuarantors may be an option. Credit, apartment-program, occupancy, and transaction-specific review can still change the result.
Step 2 · RentCafe file
Every leaseholder, occupant, and guarantor should submit one complete file.
- Identity: current passport or driver's license.
- Employed applicant: three consecutive paystubs or a detailed employment letter for a recent start.
- Self-employed applicant: CPA letter and first two pages of the two most recent tax returns.
- Student: proof of enrollment and current class schedule.
- Assets: a complete copy of the most recent bank statement.
After approval, each leaseholder and guarantor receives a unique secure link. Signing one person's link does not complete the transaction for everyone.
Costs and permissions
Separate the published maximum from the actual quote for your apartment.
- Cancellation: up to three months' rent is a published potential charge, not an automatic offer.
- Assignment: Rockrose confirms the fee category but publishes no single portfolio amount.
- Applicant: $20 screening, first rent, security, guaranty, insurance, pets, amenities, and utilities are separate.
- Existing lease: reconcile rent, concessions, damage, balances, deposit, and the release date.
A usable quote states: the amount or formula, who pays it, the due date, refundability, conditions, other continuing rent, and what happens if the applicant is rejected or the transaction is cancelled.
If Rockrose ends the tenancy and returns the deposit rather than carrying it into an assignment ledger, confirm the final inspection and accounting procedure. Current New York guidance says a terminating tenant may request an inspection and, after move-out, generally must receive the deposit or an itemized lawful deduction statement within 14 days.
Permanent replacement
Market only the assignment package Rockrose authorizes.
Confirm the gross rent, tenant-funded incentives, remaining term, renewal, apartment status, earliest start, condition, furniture, pets, amenities, application, assignment fee, security, and release. A landlord-verified Linc LIC example showed an as-is assignment with a renewal opportunity and $20 application, but those listing terms do not bind another apartment.
New York assignment law still applies. Under RPL § 226-b, written owner consent is required. If the owner reasonably withholds consent, there is no assignment and no statutory release. If consent is unreasonably withheld, the statute makes release on the tenant's request and 30 days' notice the sole remedy; it does not authorize the tenant to install the proposed renter. Seek legal advice before relying on that remedy.
Direct exit
Evaluate cancellation using total cost and certainty—not the headline fee alone.
A cancellation can be valuable when speed and a fixed end date matter more than finding an applicant. Compare the fee with continuing rent during an assignment search, concessions you may fund, brokerage or marketing costs, moving dates, and the risk that a candidate fails review.
The signed agreement should identify the termination date, keys and possession, condition standard, fee, rent through the end date, deposit accounting, concession repayment, outstanding balances, and a release from obligations arising after surrender except specifically preserved items.
Temporary route
A Rockrose sublet should follow both the lease and New York's written request procedure.
For qualifying apartments in buildings with four or more units, § 226-b calls for a certified-mail request containing the proposed term, subtenant name and addresses, reason, tenant's temporary address, co-tenant or guarantor consent, proposed sublease, and lease copy if available. The owner may request more information within ten days and generally must respond within thirty days after the request or additional information is mailed.
Rent-stabilized and other regulated apartments have additional rent, primary-residence, duration, and program requirements.
Approval and release
Close the legal, financial, and physical handoff as separate workstreams.
- 1
Applicant
Clear identity, income, credit, documents, guarantor, occupants, pets, and conditions.
- 2
Documents
Every required party signs the assignment, termination, replacement lease, or sublet consent.
- 3
Money
Resolve rent, fees, incentives, guaranty, security, balances, and release conditions.
- 4
Move
Schedule the elevator, provide the mover's COI, and document condition, cleaning, access, and keys.
Release test
A complete closing identifies the existing lease and apartment, names every outgoing signer and guarantor, states the effective release date and any conditions, resolves rent, fees, concessions and security, allocates condition claims, and records possession and keys. “Applicant approved” does none of that by itself.
If no agreement is reached
Mitigation can reduce later damages, but it is not a planned release.
Under RPL § 227-e, a residential landlord generally must take reasonable and customary steps to re-rent after a tenant vacates in violation of the lease. Disputes can remain over notice, rent, fees, concessions, condition, access, and the adequacy of the re-rental effort.
Also check whether a protected termination right applies. The NYC legal-exits guide covers qualifying military, domestic-violence, senior or disability moves and serious habitability circumstances.
Avoidable mistakes
Six assumptions weaken a Rockrose lease-exit file.
- 1
Treating “up to three months” as an automatic buyout
The building must first offer cancellation and state the actual terms.
- 2
Quoting $20 as the total assignment cost
The applicant screen and the variable transfer fee are different charges.
- 3
Using a generic 40× rule
Rockrose publishes 45× for applicants and 75× for tri-state guarantors.
- 4
Publishing without consent
Obtain marketing permission and approved transaction terms first.
- 5
Submitting an incomplete RentCafe household
Every leaseholder, occupant, and guarantor completes the assigned process.
- 6
Confusing applicant approval with release
Liability ends only when the final signed terms say it does.
End-to-end timeline
A Rockrose lease exit moves through six documented stages.
- 1
Review
Read the lease, riders, concessions, apartment status, notice clause, and building rules.
- 2
Request
Obtain route, economics, application, permissions, timing, and release terms.
- 3
Compare or market
Choose cancellation or publish only the approved assignment offer.
- 4
Apply
Submit one complete RentCafe file for every required person.
- 5
Sign and settle
Complete documents, first rent, fees, incentives, security, and release conditions.
- 6
Handoff
Schedule the move and document COI, condition, cleaning, keys, and possession.

Frequently asked questions
Rockrose lease-break, assignment, cancellation, and sublet questions.
Can I break a Rockrose lease early?
Possibly. Rockrose’s 2026 fee guide lists a lease-cancellation fee of up to three months’ rent and also says lease-assignment fees may apply, but it warns that fees vary by building. Those disclosures identify possible routes, not automatic rights or a universal price. Ask your leasing office for assignment, cancellation, sublet, replacement-lease, and surrender terms in writing.
Does Rockrose allow lease assignments?
Rockrose’s current fee guide expressly identifies lease-assignment fees, and a landlord-verified 2026 Linc LIC listing documented an approved assignment with a Rockrose application. That is strong evidence that assignments occur. Approval is still apartment-specific, and the leasing office must confirm the rent, remaining term, application, fee, renewal, deposit, and release.
Which Rockrose buildings does this guide cover?
The official Rockrose residential portfolio includes Linc LIC, Hayden, Eagle Lofts, The Cove, 47-05 Center Boulevard, 200 Water Street, Tribeca Pointe, and The Everly, among others. The published leasing and fee guides provide useful portfolio evidence, but the lease entity, apartment status, available exit route, fees, and approval process must still be confirmed with the specific building.
How much is the Rockrose lease-cancellation fee?
The 2026 Rockrose fee guide lists a lease-cancellation fee of up to three months’ rent per occurrence. The guide also says fees can vary by building and may change. Ask whether cancellation is available for your lease, the exact calculation, payment date, refundability, required notice, move-out conditions, and whether other rent or charges remain due.
How much is a Rockrose lease-assignment fee?
Rockrose publicly confirms that lease-assignment fees may apply but does not publish one portfolio-wide amount. Do not substitute the ordinary $20 applicant screening fee for the assignment charge. Request an itemized, apartment-specific quote covering management, legal, marketing, concession, rent, deposit, move, and building amounts.
What income does a Rockrose replacement tenant need?
Rockrose’s 2026 leasing guide says applicants need combined annual income equal to 45 times monthly rent. A $5,000 apartment therefore corresponds to $225,000 in annual applicant income. Confirm that Rockrose will apply the published new-rental standard without modification to the assignment or replacement-lease structure offered for your apartment.
What are Rockrose’s guarantor requirements?
Rockrose’s leasing guide says a guarantor must earn 75 times monthly rent and be from the tri-state area. It also says Rockrose works with TheGuarantors as a lease-guarantee option. Ask the leasing office which guarantor paths are accepted for the current building and transaction before marketing the applicant as qualified.
What documents does a Rockrose applicant need?
Rockrose publishes a detailed checklist: government photo ID, a complete recent bank statement, three consecutive paystubs or a qualifying employment letter, and—when applicable—a CPA letter plus the first two pages of two recent tax returns or student enrollment and class records. Additional documents may be requested.
Is the Rockrose application fee $20?
Rockrose’s 2026 leasing and fee guides list a nonrefundable $20 fee per applicant for background and credit screening. Every leaseholder, occupant, and guarantor must complete an online application. The $20 charge is separate from any assignment fee, cancellation fee, guaranty cost, security, first rent, moving expense, or other building charge.
How does the Rockrose RentCafe application work?
Applicants select the property through Rockrose’s website and are directed to RentCafe. Each leaseholder, occupant, and guarantor submits a separate application and documentation. After approval, each leaseholder and guarantor receives a unique electronic-signature link. Use only the transaction-specific application path issued or approved by Rockrose.
Can I sublet a Rockrose apartment?
Ask Rockrose for written consent and follow your lease and New York Real Property Law § 226-b. For qualifying apartments in buildings with four or more residential units, the law provides a detailed written request process and limits unreasonable withholding. An approved sublet normally leaves the prime tenant responsible for rent and lease compliance.
Is a Rockrose lease takeover the same as an assignment?
“Lease takeover” is a listing phrase. An assignment transfers the remaining legal interest to an approved renter. Rockrose could instead cancel the existing lease and sign a new lease with the replacement. The final documents determine the rent, term, renewal, deposit, concessions, and whether the outgoing tenant is released.
Can I advertise a Rockrose apartment myself?
Obtain written permission and confirmed transaction terms first. Rockrose’s fee guide says no listing may be published without consent. Ask which photos, floor plans, rent, incentives, dates, qualifications, and broker arrangements may be advertised, and state that any transaction remains subject to Rockrose approval.
Can a rent-stabilized Rockrose apartment be assigned?
A landlord-verified 2026 Linc LIC listing described a rent-stabilized apartment assignment, but that one transaction is not a universal promise. Stabilized apartments can have additional rent, renewal, succession, primary-residence, and regulatory consequences. Get the apartment status and approved structure in writing and seek legal advice when those rights matter.
How long does a Rockrose lease assignment take?
No universal assignment timeline is published. Allow time for route approval, pricing, marketing permission, a complete RentCafe file, credit and document review, electronic signatures, funds, insurance, and move scheduling. Rockrose recommends scheduling a move at least two weeks in advance after signing and payment, subject to elevator availability.
Am I released when Rockrose approves the applicant?
Not automatically. Applicant approval, owner consent, signing, payment, effective transfer, possession, and release can be separate checkpoints. Continue performing the existing lease until signed documents state when your liability ends and resolve rent, fees, concessions, security, condition, keys, and remaining conditions.
What happens to the Rockrose security deposit?
Rockrose’s leasing guide says a normal new lease requires a one-month security deposit and offers a third-party replacement program for qualified applicants. It does not publish one assignment-deposit method. Ask whether Rockrose returns the outgoing deposit, collects new funds, documents a credit, or requires a private reimbursement. If the transaction actually ends your tenancy, ask how New York’s inspection, itemization, and 14-day return rules apply.
What if I leave without a signed Rockrose release?
You may remain liable for rent and other obligations. New York Real Property Law § 227-e generally requires a residential landlord to take reasonable and customary steps to re-rent after a tenant vacates in violation of the lease, but mitigation is a damages rule—not prior permission to move or a guaranteed release date.
